Window Replacement in Scottsdale, AZ
Scottsdale is one of the few Valley cities that requires a building permit to replace a window, and most homes here answer to an architectural committee on top of that. We pull the permit, prepare the specification package your HOA asks for, and install with our own licensed crews. Never subcontractors.
Scottsdale Requires A Permit To Replace Windows
This is the part most homeowners find out late, and it is the real difference between replacing windows in Scottsdale and replacing them almost anywhere else in the Valley. The City of Scottsdale lists adding or replacing windows as work that needs a building permit, with one exception: swapping the glass inside a frame that stays put.
Permitting is not a reason to put the job off. It is a reason to hire someone who does it every week. We build the permit and the inspection into the schedule up front so neither one turns into a surprise halfway through. Noble Windows & Doors LLC holds AZ ROC #364772, a KB-1 Dual Building Contractor license, plus electrical license AZ ROC #364771, which is why structural work on an opening stays in-house instead of becoming a second trade and a second delay. See the full range of our window services and door services.

A permit, not a formality
Scottsdale lists adding or replacing windows as permitted work. Replacing only the glass inside a frame that stays in the wall is the one stated exception. Going full-frame, resizing an opening, or touching structure widens the scope.

Filed online through Scottsdale SPUR
Scottsdale takes permit applications through its online portal, Scottsdale SPUR. We create the application, upload what the city asks for, pay the fees, and meet the inspector on your job.
-
Your HOA is a separate approval
CC&Rs are between you and your association, not the city, so the two approvals run on separate tracks. Most master-planned communities here run their own architectural review.
Window Replacement Across Scottsdale
Scottsdale is not one housing market, it is about four, and the right window answer changes with the decade your street was built. We work across all of it, from the postwar ranch homes south of Old Town to the custom glass north of Shea.
What Your Street Was Built With
Four build eras across one city, and four different jobs. This is what we usually find behind the stucco, and the approach we recommend, before anyone puts a number on it.
- 1950s and 1960s
South Scottsdale and Old Town
What we findPostwar ranch homes, most still on their original aluminum frames with single glazing.
Usual recommendationFull-frame replacement. By this age the frame has usually gone the same way as the glass.
- 1970s and 1980s
McCormick, Scottsdale and Gainey Ranch
What we findThe first generation of dual pane units, now well past the age where the seals let go.
Usual recommendationRetrofit or full-frame, decided at the opening once we can see how the frame has held up.
- 1990s and 2000s
Grayhawk, McDowell Mountain Ranch, DC Ranch and Troon North
What we findStucco homes with sound openings, where the glass package is the part that has dated.
Usual recommendationRetrofit, which keeps the stucco intact and is usually the clean answer here.
- Custom builds
North Scottsdale
What we findLarge fixed glass, slim sightlines and shapes that were never a catalog size.
Usual recommendationBuilt to order against measured openings, with the committee package prepared alongside.

What Does Window Replacement Cost In Scottsdale?
Honest ranges first, then a free exact number. Scottsdale projects tend to sit toward the upper end of Valley pricing, and it has nothing to do with the zip code on the invoice. Openings here are frequently larger, oversized fixed glass and custom shapes are common north of Shea, and architectural committees often specify a finish, color or grid pattern that costs more than the builder standard. City permit and inspection fees are a separate line and we show them rather than bury them. Anything outside a stock size is quoted as a custom window.
A single window replaced
Per window installed. Standard sizes, retrofit, low-E dual pane glass.
What moves this number
Whole home, ten or more openings
Per window installed. The rate drops as the opening count goes up.
What moves this number
What Each Frame Material Costs, And What You Get For It
Vinyl
The value choice, and on a whole-home Scottsdale project it is usually the one that makes the budget work. More on vinyl windows.
Fiberglass
Costs more up front and gives most of it back in dark colors, on west elevations, and on openings you do not want to touch again.
Thermally broken aluminum
The north Scottsdale answer when the design brief is maximum glass and minimum frame. More on aluminum windows.
Quieting The Airpark, The 101 And Old Town
Scottsdale stacks three noise sources that most Valley cities do not have together: general aviation traffic around Scottsdale Airport, the Loop 101 corridor running the length of the city, and evening activity around Old Town. The city has run a formal airport noise abatement program since 1999 and works with residents, developers and realtors on noise disclosure, which tells you how real this is here. Glass is the lever most homeowners never get offered, and the same thinking applies to a tired sliding door.
- Laminated acoustic glass An interlayer bonded between the panes absorbs sound the way a car windshield does
- Panes of unequal thickness Two panes of different thickness interrupt a wider band of frequencies than a matched pair
- The seal does as much as the glass A worn slider track leaks noise. A properly set frame with fresh weatherstripping is half the result
Sun Load On The West And South Elevations
The number that governs summer comfort here is SHGC, the share of the sun’s heat the glass lets through, not U-factor. ENERGY STAR Version 7.0 sets the Southern climate zone bar at SHGC of 0.23 or lower and U-factor of 0.32 or lower. A 1990s clear dual pane unit can run near 0.70, and that gap is most of your afternoon heat. It is also why a west-facing wall and a north-facing wall should not be quoted with the same glass.
- Spectrally selective low-E Blocks the infrared and the large majority of UV while keeping the daylight
- Specified elevation by elevation We walk the house and spec the package per wall, not one number for the whole job
- The numbers go in your quote The U-factor and SHGC of the exact package we are quoting, in writing, before you sign
Window Styles We Install In Scottsdale
Everything is built to your measured openings. What follows is the split we actually see here, everyday replacements south of Shea and architectural glass north of it.
Everyday openings
- Single hung The postwar South Scottsdale standard, replaced like for like
- Casement Cranks open fully, the tightest seal of any operating window
- Horizontal slider The 1970s to 1990s tract default across McCormick and Scottsdale Ranch
- Awning Hinged at the top, stays open in monsoon rain
Architectural and oversized
- Picture and fixed glass Maximum view, no operating hardware, the north Scottsdale workhorse
- Custom shapes Trapezoids and angled heads for vaulted and clerestory walls
- Bay and bow Projects out to add floor area and light to a room
- Arched and round-top Common on the Mediterranean and Tuscan elevations built here in the 1990s
The Window Brands We Install In Scottsdale
We are an authorized Andersen dealer and we install Milgard and Simonton, so the line that goes in your openings is the one that fits the house and the architectural committee, not the one line a dealer is locked into.

Windows and patio doors
Installed by our own crews and measured to your openings, elevation by elevation.
Milgard Windows
Authorized dealer
Being an authorized dealer means the product data your committee asks for comes straight from the source.
Andersen Windows
Windows and doors
One of the vinyl lines we carry, so the recommendation follows the opening rather than the dealer.
Vinyl Windows
Door systems
Multi-slide and folding systems for the openings a window alone will not solve.
Multi-Slide DoorsDoors run on the same crews and the same schedule, so a window package and a slider replacement do not turn into two separate jobs.
What Your Architectural Committee Will Ask For
DC Ranch, Grayhawk, McCormick Ranch, Gainey Ranch and Troon each operate their own architectural review, on their own turnaround. It runs separately from the city permit, and it is usually the one that decides how the window is allowed to look.
We prepare the package so it arrives complete the first time. The submission itself stays with you as the homeowner.
Get My Submittal Package- Manufacturer product dataThe exact series and model going into your openings, not a generic brochure.
- Exterior finishMatched to what your elevation already carries, so the street view does not change.
- Grid and divided-light patternDrawn to the pattern your elevation has now, opening by opening.
- Glass specificationThe U-factor and SHGC of the package we are quoting, in writing.
- Frame material and profileCalled out where a change of material needs to be declared.
- Opening scheduleWhich openings change, and how, so the committee can see the scope at a glance.
Six Signs Your Scottsdale Windows Are Done
Any one of these is worth a free measure. Three or more and you are paying for new windows every summer without getting them.
-
Fog between the panes
The seal has failed and the insulating gas is gone. That unit is functionally single pane now.
-
Rooms the AC cannot hold
A west room running hotter than the rest of the house all afternoon is a glass problem, not an HVAC problem.
-
A summer bill that climbs
Cooling costs rising in a house you have not changed is a failing window package, on paper.
-
Locks that no longer seat
Frames that have moved enough to throw the hardware out are leaking air too, and that is a security issue.
-
Aircraft and freeway noise
If you can track a departure out of Scottsdale Airport or hear the 101 with the windows shut, the glass is past it.
-
Chalky frames, dusty sills
White powder on the frame is UV breakdown. Dust on a closed sill after a monsoon means the weatherstripping is gone.
Backed By Warranty, In Writing
Two separate warranties cover a Noble installation, and the difference between them matters on the day something goes wrong.
Our workmanship warranty
The install itself is warranted by us. A window that leaks, sticks or was set badly is our problem to fix, not something to argue about with a manufacturer.
One number to call
You call us either way and we sort out which warranty applies. You are not the one chasing a factory service line.
Ask to see both in writing before you sign anything, with us or with anyone else. More on the products themselves on our energy efficient windows page.
What Is Included In Your Installation
One price, one crew, and no line items that appear after you have signed.

“My windows look great and work smoothly. They provide as much UV/heat reduction as the heavy duty sunscreens I’ve removed, possibly more. Most important for my use case, they reduce outside noise by 30 decibels as measured on my phone.”
