Chandler’s Water Is Hard On Glass

This is the Chandler problem nobody quotes for. The city’s water is among the hardest in the Valley, the landscaping is irrigated, and the two facts meet on the bottom two feet of your windows. If your glass looks permanently cloudy no matter who cleans it, this is usually why, and it changes what we recommend. Custom and specialty glass is often part of the answer.

Chandler water runs 5 to 20 grains per gallon

The city publishes the range itself and puts the average across the system at 16.5 grains per gallon. That is very hard water by any classification. Chandler blends treated surface water from two plants with 32 groundwater wells, which is why the number moves depending on where in the city you are.

What it does to glass is not dirt

A sprinkler head that clips the bottom of a window puts hard water on the glass. In this heat it evaporates in minutes and leaves the minerals behind. Left through enough cycles the deposit stops sitting on the surface and starts pitting into it. At that point it is etching, and no amount of cleaning brings the glass back.

How to tell which one you have

Wet a corner of the pane and look at it side-on. If the haze disappears while it is wet and returns as it dries, it is deposit and it can be treated. If the haze is still visible under the water, the surface is etched and the only fix is new glass.

What we do about it on a new install

We flag any opening that is inside sprinkler throw before we order, so you can move the head rather than repeat the damage on new glass. Where a hydrophobic glass coating makes sense we will say so, and we will also say when it does not: a coating slows the deposit, it does not stop hard water.

A Ten Minute Walk Around Your Chandler House

  • Start in the west bedroom, mid afternoon

    Put your hand flat on the glass at 3pm. If it is hot to touch rather than warm, the glass has no meaningful solar coating on it.

  • Then stand a foot back from the same window

    If you can feel heat radiating at you from a foot away, that room is being heated through the window faster than the vent can cool it. That is one room your cooling bill is paying for twice.

  • Look between the panes, not through them

    Haze, streaking or a visible film sitting between the two panes is a failed seal. The insulating gas has gone and the unit is doing the job of single glazing.

  • Open and close every slider once

    Grinding, lifting, or needing two hands means the track is worn or the frame has dropped out of square. On a pool-side slider this is also a safety issue, not just an annoyance.

  • Run a finger along the sill after a dust storm

    A line of fine dust inside a closed window is a failed gasket. It will be worse on the elevation the monsoon comes in on, usually the south and east.

  • Finish outside, looking at the glass side-on

    Wet a low corner. Haze that vanishes when wet is hard-water deposit. Haze that stays is etching, and that pane is finished.

If the original frame is square, sound and dry, a retrofit insert is faster, cheaper and less disruptive, and that covers most 1990s and 2000s Chandler stock with intact stucco returns.
